What a mobile home bill of sale does

A bill of sale is the document that records the transfer of ownership of a manufactured or mobile home from a seller to a buyer. It proves what was sold, for how much, on what date, and in what condition. Most states require one as part of the title transfer, and even where it is not strictly required, it protects both parties if a dispute comes up later about price, condition, or what was included.

Why mobile homes need more detail than a car

A manufactured home is identified by more than a VIN. Lenders, insurers, and titling agencies typically want the serial number, the HUD label number (the metal plate on the exterior), the year and manufacturer, and the size. A multi-section home may carry more than one serial and more than one HUD label. This template has fields for all of them, because a bill of sale missing the HUD label is the most common reason a transfer stalls.

When the seller is not the owner on the title

This comes up constantly in manufactured housing — abandoned homes, heirs selling a parent's home, park-acquired homes, or a chain of unrecorded handshake sales. The template has a Title Status section with two boxes: Box A where the seller is the owner of record and will deliver title, and Box B where they are not, and the document conveys only the seller's interest and possession — explicitly not legal title. Box B also carries a warning that the buyer may be unable to title, register, insure, or resell the home without a separate state process such as a duplicate title, bonded title, or court order. If you are in that situation, talk to an attorney in your state before money changes hands.

Is a bill of sale required to sell a mobile home?

It depends on the state. Many states require a bill of sale as part of transferring the title on a manufactured home, and some have their own official form that must be used. Even where it is optional, a signed bill of sale is the clearest evidence of what was agreed, so it is worth completing in every transaction.

Does a mobile home bill of sale need to be notarized?

Some states require notarization and some do not. This template includes an optional notary acknowledgment block so it works either way. Check with your state titling agency or an attorney before signing — notarizing a document that did not require it costs little, while skipping a required notarization can void the transfer.

What is a HUD label number and where do I find it?

The HUD certification label is a red metal plate attached to the exterior of each section of a manufactured home built after June 15, 1976, and it carries a unique number. It is usually on the rear or side exterior wall near the bottom. Multi-section homes have one per section. If the label is missing, your state may require a label verification or an IBTS record before transfer.

Does this bill of sale transfer the title?

No. The bill of sale documents the sale; the title transfer is a separate step handled through your state titling agency (often the DMV or a manufactured housing division). You will typically submit the signed title, the bill of sale, and a transfer application, and pay the applicable fees.

Can you sell a mobile home with a bill of sale but no title?

People do, and this template has a section for it — Box B conveys only the seller's interest and possession, not legal title. But understand what the buyer is getting: without a title they may not be able to register, insure, finance, or resell the home until they complete a separate state process, such as applying for a duplicate or bonded title, an abandoned-property procedure, or a court order. In some situations it may not be possible at all. Treat a no-title sale as higher risk and get advice from an attorney in your state first.

What if the seller is not the person named on the title?

Check Box B in the Title Status section and use the field provided to document the basis for the seller's right to sell — abandonment, heirship, a park lien, an unrecorded prior sale, or a lost title. The template then applies a no-warranty-of-title clause instead of the standard warranty, and has both parties initial that they understand it. This is common in manufactured housing, but it materially changes what the buyer is receiving, so both sides should get legal advice.

What does "sold as is" mean here?

It means the buyer accepts the home in its present condition with all faults, and the seller makes no warranty about its condition. It does not permit a seller to conceal known defects or misrepresent the home. If the parties agree on any repairs or warranties, write them into the document rather than relying on an as-is clause.
